You should seek advice from Bennett Richmond estate agents from the word go, as
they will be able to oversee your entire property transaction from start to finish. The service you'll be given will start with
Bennett Richmond giving you a free market appraisal of your property.
In addition, our conveyancers will determine any legal issues at the outset and deal with them
in order to ensure a smoother sale. Bennett Richmond and their property teams have excellent local knowledge and will advise you on market conditions for the area that you wish to move into.
Once your property is on the market, prospective buyers will begin to view the property. This will ultimately lead to an offer,
or offers, being made and Bennett Richmond can advise you how best to
proceed from there.
Once the sale is agreed, the buyer will commission a survey. If the resulting survey is unsatisfactory, the offer may be further negotiated or withdrawn altogether.
If you accept the buyer's offer Bennett Richmond will prepare and proceed with the draft contract. This part of the transaction includes the examination of the title, investigation of searches and checks with local authority. The
buyer's solicitor will raise any enquiries with Bennett Richmond. Following this, contracts are signed, exchanged and a completion date set.
Finally, completion is concluded and the full price paid in exchange for the title deeds and keys on date of entry.
Buying (Our
One Stop Service)
Once you have decided to buy, inform Bennett Richmond, who will guide you through the complete transaction.
The next step, if you need a mortgage, is for Bennett Richmond, on your
behalf, to consult an independent financial adviser to determine how much you can borrow and commence your mortgage
application which need not wait until you have found a property to buy.
When you have found a suitable property, the next step is to make an offer subject to contract and survey.
Bennett Richmond can organise the surveyor for you. If the survey findings are unsatisfactory you may withdraw your offer. If, however, it is satisfactory, you may negotiate your
offer or confirm it.
If your offer is confirmed contracts will be exchanged and a deposit paid. This is the time to arrange your home insurance and request mortgage funds.
Bennett Richmond will help with this by requesting the cheque to exchange and complete.
Once you have signed the legal documents, completion can take place when the balance of monies is paid in exchange for the
keys of the property and title deeds.
